Commercial Designs

1. Initial consultation

You share a high-level overview of your project with me.  After a conversation, I can determine if I need to meet further to understand the scope.  This exploration is free.

2. Proposal

I generate a design proposal that depicts my fees from the initial sketch to the final approval during construction, including any consultants. Signing a design contract gets the project moving.

3. Design

This is a highly collaborative effort.  I lean on you to understand your vision of what an ideal space would be to best achieve your goals.  I ask many questions to tailor the project to your mission.  The design moves from a conceptual sketch, into the computer with 3D design software, and finally to a set of construction documents.  Iā€™m also quarterbacking the appropriate consultant team (civil, mechanical, plumbing, electrical, and structural engineers, surveyors, landscape architects, interior designers) in order to have one unified set of drawings.  I LOVE being part of this process with you!

4. Permitting and Bidding

Once the construction documents are complete, I submit your plans to the local permit office and the state fire marshal for plan review.  I revise documents as required.  Meanwhile, the general contractor(s) procures construction cost.

5. Construction

Once the final price is agreed upon and a construction contract is signed, your approved project moves into the construction phase.  I will approve submittals and answer requests for information from the contractor and make regular visits to the jobsite.  Adjustments are made if necessary.  What once was only a vision becomes a reality!
